'MASTERPLANNED COMMUNITY OF THE YEAR'


SAN RAMON, Calif. — May 2005 — On Saturday, May 7, the Northern California division of Warmington Homes California took top honors at the 28th Annual MAME (Major Achievement in Marketing Excellence) as its Bayport Alameda community won seven awards, including the prestigious Masterplanned Community of the Year.

Held at the Hilton San Francisco and attended by hundreds of homebuilding industry professionals, this year's event served to showcase the marketing and merchandising excellence achieved by Warmington Homes California during the past year. With seven wins, including the top honor of Masterplanned Community of the Year, Bayport Alameda dominated the evening and positioned Warmington Homes California as one of Northern California's preeminent homebuilders.

"We believe that a MAME award of this magnitude is perhaps the most significant nod to the success of Bayport Alameda," said Cheryl O'Connor, vice president of sales and marketing for the Northern California division of Warmington Homes California. "To be recognized by this esteemed panel of judges and our industry as a whole for our efforts at Bayport Alameda truly is the pinnacle of this planned community's success."

Bayport Alameda is an exciting new masterplanned community by Warmington Homes California, Catellus Development Corporation and the city of Alameda. It is designed to celebrate the heritage of Alameda by combining the traditions of the past with the latest innovations in home and community planning.

Encompassing 87-acres, the community includes four new residential enclaves with a total of 485 homes in an assortment of neo-traditional architectural styles, square footages and lot sizes, an 11-acre centrally located park plus four mini-parks throughout the neighborhoods, and a future elementary school.

The panel of MAME judges was a distinguished group of industry experts from outside the Bay Area who were selected for their expertise in various realms of the homebuilding industry. Suzanne Maddalon, vice president of sales and marketing for The Irvine Company in Irvine, CA; Paul Haden, principal of The Collaborative West Land planners in San Clemente, CA; Brian Dawson, principal for DHP Architects in Newport Beach, CA; Cherry Henricks, president of Two's Company Interiors in Northridge, CA; Andy Skiver, president of The Skiver Group Advertising in Irvine, CA; and Tim Galvin, vice president of sales and marketing for The Boulders at Truckee in Lake Tahoe, CA reviewed more than 2,000 pieces of entry materials before selecting winners in many of the 33 MAME categories.

Bayport Alameda's seven MAME awards were in the categories of Best Signage; Best Brochure; Best Sale/Information Center for a Masterplanned Community; Best Interior Merchandising; Best Architectural Design for The Cove and The Pointe; and Masterplanned Community of the Year.

"In order to become eligible for Masterplanned Community of the Year, a community must display excellence in a broad range of categories," O'Connor explained. "Bayport Alameda won six MAME awards during the course of the evening, which culminated in the seventh and final Masterplanned Community of the Year MAME award, which is among the judges' most esteemed honor."

O'Connor said that in addition to Warmington Homes California, an entire team of professionals contributed to the excellence of Bayport Alameda and helped to achieve this notable recognition for Bayport Alameda. Special acknowledgment goes to Fran Leach, director of marketing for the Northern California division of Warmington Homes California, whose significant contributions are overwhelmingly responsible for the award-winning character of Bayport Alameda.

Also sharing these MAME honors are Edwards & McCaslin of Danville, CA; Marketshare Inc. of Milpitas, CA; Bayport Advertising of Costa Mesa, CA; Taylor-Roberts of Philo, CA; Creative Design Consultants of Costa Mesa, CA; William Hezmalhalch Architects of Pleasanton, CA; and Michelle Bridges Architectural Color Consultant of Long Beach, CA.

Bayport Alameda is located on the site of a former naval supply warehouse and base housing and the community has enjoyed tremendous popularity and sales success. Besides being recognized as Masterplanned Community of the Year, Bayport Alemeda continues to serve as an industry-wide model for relevant land re-use and revitalization.
